Building Evaluation, Due Diligence and Stabilization
Freeman Group, Inc is frequently retained to perform building evaluations during the acquisition due diligence phase, tenant lease expirations and refinancing. Our reports include detailed, methodical and technical expert analysis of the properties to determine the extent and potential cost for repair, modernization and redevelopment.
- Evaluation of buildings and portfolios to determine deficiencies and repair costs
- Recommend, retain and manage consultants as needed for environmental, seismic, MEP/FLS, roofing and other specialty surveys
- Perform on-site evaluation of building and site conditions with specialty consultants
- Prepare a detailed summary of deficiencies with recommendations for repairs or replacement including narrative, compilations of specialized consultant surveys, preliminary budget estimates and reference photographs
- Review tenant leases and evaluate end of term condition of premises
- Evaluate existing maintenance contracts and service agreements
- Coordinate assessment with attorneys, lenders, brokers and asset managers
- Evaluation of ongoing work to determine cost and time required for completion and stabilization
- Technical review of construction documents and completed work product
- Evaluate all open permits, service agreements, insurance claims and vendor lien release status
- Reconcile budget, commitments, costs spent to date vs cost to complete
- Refine project scope and budget through completion, including VE options if required
- Establish reporting standards with investors, lenders, attorneys and asset managers
