Pre-Construction Phase Services

Freeman Group, Inc leads project teams seamlessly through the full design, permitting, buyout and construction phases. We act as the single point of contact to ensure all aspects of project development are identified and assigned, while establishing clear communication protocols and performance expectations for each team member.

  • Architect and Engineers Selection & Management
    • Recommend to client, interview, analyze proposals and negotiate contracts with additional design, engineering, and specialty consultants as needed for full Construction Documents (CD’s)
    • Manage all design, engineering and other consultants required through permit submittal and approval process
  • General Contractor Selection & Value Management
    • Prepare RFP and shortlist of General Contractors best suited to project requirements
    • Manage bid proposal analysis and interviews, make recommendation to Owner for contractor selection
    • Lead Pre-Construction agreement negotiation and award
    • Negotiate GMP business points and AIA agreement language
    • Assist with sourcing materials, subcontractors, specialty suppliers, etc.
    • Perform bid pricing validation
    • Explore potential alternative building systems and Value Engineering opportunities
  • Schedule Evaluation
    • Establish overall project timeline and phasing including critical path tasks and key completion dates
    • Identify long-lead time items, early procurement priorities and client approval deadlines
  • Financing Support
    • Assist client in providing project-specific details and documents required for loan closing
    • Assist in determining project-specific insurance criteria, details and documents required for coverage
Construction Phase Services
  • General Contractor Oversight
    • Manage all communication with General Contractor and enforce terms of contract on behalf of Owner
    • Review requests for information (RFI’s) and submittals to determine if they have cost and schedule impacts
    • Review change orders and opine on validity, cost and schedule impacts
    • Attend weekly construction meetings
    • Attend specialty meetings with subcontractors and design consultants as needed
  • Overall Project Oversight
    • Manage all architects, engineers, consultants and direct source vendors
    • Ensure all project team members are communicating effectively and with urgency
    • Attend Owner meetings, provide guidance and clarification to all parties
    • Track and forecast overall budget, vendor commitments and payment status
    • Review Contractor and consultant pay applications, lien releases
    • Review team staffing and performance
  • Ongoing Risk Identification and Mitigation
    • Review qualitative and cost impact of alternative building systems and products
    • Assist with resolution of city and code compliance issues
    • Perform jobsite visits to confirm work complies with construction documents and industry standards of construction quality
    • Track and report on project status, identify potential risks to schedule completion
    • Leverage full FGI team and professional relationships to solve problems
  • Coordinate with Lenders and Investors
    • Review and approve loan draws
    • Prepare real-time concise project updates and cash flow forecasts
