- Overall Strategy and Business Plan Development
- Collaborate with client, investors and brokers to define strategic investment objectives and determine ideal product delivery type and quality
- Analyze existing building, site condition and infrastructure surveys, identify needed upgrades to support project plan
- Evaluate environmental hazards, geotechnical and land title surveys, local zoning and historical building codes
- Collaborate with Owner and design and engineering consultants to develop master plan and phasing strategies
- Assist owner in obtaining financing and insurance
- Assemble and Manage Project Team
- Assist in selection and contract negotiation of architects, engineers, specialty consultants and attorneys
- Coordinate project team through Schematic Design and planning process
- Review all design and engineering documents and prepare meeting minutes
- Budget & Schedule Development
- Prepare overall development schedule with milestones
- Work with experienced contractors and consultants to obtain accurate budget estimates
- Prepare projections for full project development costs and cash flows
- Land Use, Entitlements & Permitting
- Review zoning and land use regulations impacting project
- Identify variances needed and assist in processing
- Manage design, engineering, consultant and legal team in obtaining appropriate land use and environmental approvals
- Coordinate with city/county/state agencies through planning and permit approval process
- Work with municipal utilities to provide required service for proposed project improvements
- Assist in preparation and implementation of outreach plan and materials, attend presentations and provide professional responses to neighborhood and community organizations
- Review and coordinate environmental impact mitigation plans as needed
